Over the past decade, Google has become a household name. It is one of the primary search engines that California residents use when looking for something on the Internet. Additionally, it is a massive company that employs thousands of people, and owns extensive real estate holdings and its share of taxes. Now, it appears that Google may be looking to expand into the San Jose area. While this is good news for some, it may mean loss of business and eminent domain proceedings for others.
Reports indicate that Google is looking to build a technology campus in the Diridon Station area. This campus is said to be designed to host over 20,000 employees and provide economic growth to the area. In order to make this happen, a real estate developer, Trammell Crow, has been purchasing property in the area.
Some businesses who own their property have already brokered a deal with Trammel Crow. These business owners have been able to analyze the situation, review their options and make decisions based upon what is best for them and their business. In other cases, however, the business owner rents the location. In this case, if the property owner decides to sell, the business would have no choice other than to relocate or go out of business. Some of these tenants have also indicated that they fear that, if the property is not sold, it will be forced to through eminent domain proceedings.
Business expansion and growth is often a good thing for the community overall. But, this is not always the case. Many times, California businesses are hurt, and the rising cost of living forces long-term residents to leave the area. When faced with this type of growth and the possibility of eminent domain proceedings, one may benefit from working with an experienced legal team to analyze the situation and determine the most appropriate way to handle the situation.
